Peter C. Schaub
Legal Assistant
Peter Schaub is a partner with the firm’s growing Real Estate Group, whose practice reaches all corners of Colorado. He has represented clients in two of the most historic transactions in Boulder County history: W.W. Reynolds Companies portfolio sale and the Sale of Caribou Ranch. His practice involves many facets of transactional work, including residential and commercial purchase and sale (and all areas of due diligence), 1031 exchanges, commercial leasing, financing, land use, zoning, conservation easements, land development, and oil and gas. His experience and education in natural resources and environmental law lend themselves well to his specialization in high-end ranch transactions. Peter meets every project with the same attention to detail, always mindful of the client’s interests and ultimate goals.
Before pursuing a legal career, Peter lived and worked in the mountains surrounding Crested Butte, Colorado. There he managed various special events (skiing, snowboarding, mountain biking), and worked for CBMR Real Estate, LLC, as a project manager. While with CBMR Real Estate, he oversaw the entitlement process for Prospect at Mt Crested Butte, and represented the ski resort at public hearings and special work sessions for the final-plan approval of the then-proposed South Village Center and North Village developments. Peter still maintains strong ties with the Crested Butte community.
When not practicing law, Peter enjoys spending time with his three young children and lovely wife. He is an avid cyclist and competitor, coaches youth soccer, and also enjoys telemark skiing and fly fishing.
Experience
Corporate/Commercial Portfolio Transactions
Peter Schaub and his team have a strong track record of supporting both local and national real estate investment companies in all-manner of portfolio sales, purchases, restructures, and refinances. From tax-deferred 1031 exchanges to detailed corporate tenancy-in-common and ownership wrap-up or consolidation, Peter is often able to advise on financial and structural solutions that save our clients time, money, and overall sanity. Peter is extremely savvy in working with lenders, title companies, brokers, and property management teams to ensure detailed and timely solutions for our clients. He is able to tailor his corporate representation to the exact needs and goals of each client, which, when combined with his efficiency, responsiveness, and no-nonsense approach, makes him a truly outstanding commercial portfolio attorney.
High-End Ranch Land Transactions
High-dollar and high-acreage ranch transactions contain a myriad of unique challenges that are more complex than a standard commercial or residential deal. Peter’s unique knowledge of land-use, environmental, and natural resource law makes him a triple-threat in addressing these challenges. He is well-versed in addressing water and mineral rights issues, grazing leases and livestock agreements with neighboring landowners, remote location access challenges, and survey and zoning issues surrounding proposed future development. Peter works closely with some of the nation’s most prestigious private ranch brokers and managers, to provide a boutique experience to those seeking to add picturesque land to their portfolio of investment-class assets.
Leasing & Financing
Commercial and residential leasing requires specialized representation, whether it fighting for a landlord or tenant’s best interest. Peter Schaub and his team are highly experienced in their representation of both sides of the fence. Experience and attention to detail make a world of difference, especially in the current climate, where landlord and tenant issues are more hotly disputed than ever before. Peter Schaub’s practice also contains a large number of both lender and borrower clients, making him an ideal choice for review and negotiation of loan agreements and financing arrangements. He is specifically gifted in handling non-standard financing and creative financing solutions with both commercial and private lenders.
