    Juliana tailors her real estate negotiation style to each client’s unique risk tolerance and transactional objectives.

    Juliana represents businesses and individuals in a wide range of real estate transactions and related issues, including common interest community and land use matters.

    COMMERCIAL REAL ESTATE

    Juliana represents small and mid-size businesses in all aspects of commercial real estate transactions, including multi-million-dollar transactions. She has extensive experience in drafting and reviewing commercial leases and ground leases. Juliana also assists her clients with commercial real estate purchase and sale transactions; negotiates, drafts and reviews loan documents and other financing arrangements; negotiates and drafts construction agreements; provides title and survey analysis; and counsels her clients on 1031 exchanges (including reverse exchanges, drop and swaps, and membership interest exchanges). 

    RESIDENTIAL REAL ESTATE

    Juliana represents businesses and individuals in a wide variety of residential real estate transactions, including high-end residential matters. She especially enjoys helping buyers purchase their first homes. Julia represents her residential clients in sale-by-owner transactions, equity purchase and sale transactions, and condominium conversions. She also counsels clients on residential development projects, negotiating and drafting construction agreements, assisting with the preparation of land use applications, creating common interest communities, and preparing covenants, easements, and condominium maps. Juliana is experienced in drafting tenancy in common agreements and residential leases.

    COMMON INTEREST COMMUNITIES

    Juliana is experienced in the creation of common interest communities for commercial and residential development projects. She is adept in preparing condominium maps and subdivision plats, drafting restrictive covenants, organizing condominium and homeowner associations, and assisting clients with the creation of ground lease arrangements.

    LAND USE

    Juliana guides developers, landowners, and contractors through the complexity of land use applications, entitlements review, and compliance disputes.

    When she is not practicing law, you will find Juliana playing softball with the Boulder County Bar Association, attending Colorado Master Gardener events, participating in competitive pinball tournaments, or playing her ukulele. Juliana is an avid supporter of the University of Denver gymnastics team and the University of Colorado women’s soccer team. She also enjoys yoga, board games, meditation, and hiking with her partner and their Aussie.
